Guarantee terms
30-day placement. The 30 days start when the home is rent-ready (clean, repairs complete, utilities on, keys provided) and listed at the rent we recommend. You agree to reasonable showing access and respond to approval requests within one business day. If the rent is set above our recommendation, or the listing is paused at your request, the guarantee does not apply.
8-month protection. Applies to full-management properties and tenants we screened and approved under our published criteria. It does not cover tenants you selected or approved against our recommendation; leases ended because you sell, move in, or ask to end the tenancy; move-outs caused by repairs you declined; or terminations a tenant is legally entitled to (such as military orders or domestic violence protections). Eviction attorney and court costs are not included. One replacement per placement.
Leasing-only credit. If you move from leasing only to full management within 90 days of the lease signing, we credit $500 of your leasing fee back to your first owner statement.

What is your management fee?
8% of the monthly rent collected, and nothing while the home is vacant. The full fee schedule is in the pricing section, and anything not listed there, we don't charge.
Do you require a long-term contract?
No. Our agreements are month-to-month. We earn your business every month.
How do you handle repairs?
You pay exactly what the vendor invoices. We send photos of completed work and agree on approval thresholds with you before anything is scheduled.
I only need a tenant placed. Do you do leasing only?
Yes, for $1,295 flat. If you move to full management within 90 days of the lease signing, we credit $500 of that fee back to you.
Do you work with Section 8 and housing-authority tenants?
Yes. We handle inspections, rent-portion changes, and paperwork with SHRA in Sacramento, Placer County Housing for Roseville and Rocklin, and other local housing authorities.
How do you screen tenants?
With the same written criteria for every applicant, following California fair housing and Fair Chance Housing rules. There is no blanket ban on applicants with a criminal record, and housing vouchers are welcome. Read our screening criteria.
